Price Points for Homes Sold in Hyde Park Millbrook Red Hook and Rhinebeck

Price Point Factors:

1. Available inventory of homes for sale at wide range of price points.
2. Home seekers - primary residence or secondary home.
3. Lower interest rates and tax incentives available targeted home buyers.
4. Availability of or lack of jumbo mortgages offered in certain locations.

Interesting to Note when looking at price points of the 174 homes sold from January thru July 2009, for Hyde Park, Millbrook, Red Hook, and Rhinebeck School Districts, 158 homes were sold for under $500,000 and 16 sold for over $500,000. This translates to 91% of the homes sold in Hyde Park, Millbrook, Red Hook, and Rhinebeck were under $500,000; only 9% were over $500,000. Specifically for Hyde Park the homes sold were 97% under $500.000; Millbrook the homes sold were 75% were under $500,000; Red Hook the homes sold 98% under $500,000; Rhinebeck for homes sold were 77% were under $500,000.

Home price chatter is all the rage, thanks to a rare, positive report from the folks at S&P Case Shiller. Now, apparently, it's time for everybody to take a side: Has housing hit bottom or hasn't it? Don't worry, I won't answer that question. Not my job. I will answer a question that I was asking into the air yesterday, and that is, what's selling at what price point? I absolutely detest these wildly generalized reports that say, "home prices nationwide are up or down X percent." That doesn't mean anything.
