You can freely and honestly discuss every aspect of the buying process with us without a fear of jeopardizing your negotiating position. The Initial Conference: This meeting is designed to give you a feel for who Dirt Road Realty is and how Harvey Brown works for you. Harvey Brown begins the relationship by getting to know your needs. He can give you a perspective of how your housing goals match up with what is available in the local market and where. Harvey will find out what you are trying to accomplish and the time frame you are working within. He will give you his perspective on how possible it will be to achieve your goals, or suggest alternatives if necessary. Harvey wants you to take an active role and ask questions. He will talk about the purchase process, what you need to do to prepare and what he can do to help. Harvey respects your privacy. Narrowing the Search Results: Using the criteria you establish, Harvey narrows the available homes or land to the ones that fit into your price range, location, size, style, and wanted amenities. He sends this information to you and previews the selected homes that you are most interested in. Harvey has immense knowledge of the Dutchess/ Columbia County area especially the Rhinebeck, Red Hook,and Millbrook vicinities. He can provide you with unbiased facts about value, market and neighborhood conditions. 4. The Client is Very Involved: When you become a client of Dirt Road Realty, we will teach you how to find homes. We want you to find a home that meets all of your needs and desires. If possible, we encourage you to drive around the neighborhoods you are interested in to look for properties that catch your eye. When you decide to view a home, we will accompany you during the showing. We'll comment on the good aspects of the home, just like all other real estate agents, but we'll also comment on all the negative aspects of the home so that you have all information you need to make an intelligent, informed decision. ![]() 5. Making an Offer: If you decide to make an offer, we will research the area to see what similar homes have sold for and discuss with you what we feel that home should sell for. We don’t tell you what price you should offer, but we will help you evaluate the positive and negative features of the property, point out any problems that you may have on resale, and put together the information you need to determine whether the property is priced reasonably or not. 6. After the Offer is Accepted: After your contract has been accepted, we accompany the home inspector to make sure that you know as much as possible about what your costs will be during your first year of ownership. Based on the home inspection, we will re-negotiate the repair costs with the seller if necessary. Dirt Road Realty will be your personal facilitator to help you work with the Lawyers, Title Search representatives and Mortgage or Banking individuals, in order to prepare you for the closing on your property. We review the Contract of Sale prior to signing and make suggestions that are in your best interest. We are available to you during the entire process. Dirt Road realty is committed to help home buyers. Harvey works very hard at supporting his clients through the purchasing process with excellent results. He will not make a decision for you. Instead, he will provide you with unbiased information on which to base your own decisions. Harvey’s clients are more involved and more focused than many buyers which makes the process more efficient and the results more satisfactory.
